On behalf of Jeff Warren with Renton Homes, Hudson Wisconsin, I am submittin a
development application for the Oak Park S pro located on the west side of Oak
Avenue North just north of 60th Street Court North.

Mr. Jeff Warren, who currentl is holdin a purchase a with Mr. Michael Lundber
(Owner has contracted with Emmons and Olivier Resources and Pro Architecture to
develop the enclosed plan set and application materials for submittal to the Cit of Oalc Park
Hei for the Plannin Commission and Cit Council review and approval process. Tentative
schedule is for a fall season, 2002 construction start.
To achieve the densit re of the Cit an a has been reached with the land
owner of parcel #050290110029. The easterl 176 to 180 feet of the parcel which extends to the
Oak Green ROW will be ac b Mr. Warren. This area combined with the Parcel
05029020110002 will exceed the 48,000 S.F. re for the densit of the 12 townhome units.
As can be seen in the drawin the la and use of the southerl parcel mentioned above will
be intended primaril for public ROW which will g ive access to this project, Pondview
Townhomes and ties in nicel with the Central Business District future plans.
Ke Elements of the Oak Park S Residential Development:
• The site consists of a vacant 0.84 acre parcel with easement on the eastern boundar
coincident with Oak Avenue North. An additional 0.26 acre parcel will be ac
to achieve the Cit densit re
• A water main and sanitar sewer easement also exists on the propert runnin in an east
west direction. Services for the units will be brou in from these existin utilities.
The buildin la shown is desi to fit on the parcel without encroachin on the
aforementioned easements.
• Mr. Warren is proposin to construct two six-unit residential buildin
• Each of the twelve (12) units would be privatel owned.
• Lon term plans will include the construction (Cit Pro of the access road extendin
to the west j ust South of this parcel.
