This also applies to the parking lot, sidewalk and footbridge improvements proposed within this easement. Grading/Drainage. __ 5. The development basically proposes to drain storm water runoff half to the east and half to the west. To the east, a "free- form" stone flume with riprap at the end will discharge to the existing ditch along the west side of Oakgreen Avenue. To the west, storm water runoff is currently proposed to drain northerly overland (along the east side of the Pondview Condo driveway) to an existing storm sewer catch basin off this site. We require drainage calculations and a drainage area map showing how post - development storm water will enter the existing system. The downstream pond adjacent to bo Street N. (Hwy. 36 frontage road) is capable of handling post - development flow from this site. Sanitary Sewer and Water Main: 6. Existing sanitary sewer and water mains existing through the center of this site. This development proposes to connect each unit directly to these mains with individual sewer and water services. Since the existing sewer will be exposed in a dozen places, we recommend the condition of the existing clay sewer pipe be televised prior to, or visually inspected during, construction. 7. Verify existing hydrant locations (need for any new hydrants) with the Fire Department. If you have any questions or require additional information, please contact me at (651) 604 -4815.
