Re: River States Property, Inc. Conditional Use Permit
Date: January 28, 1997
River States Property, Inc. has submitted a revised conditional use permit application for a self-
storage facility on Dots S, 9 and 10 of the Kern Addition.
The Town Board recently approved a conditional use permit for this use on this property,
however, the applicant now wishes to reorient the buildings and make some changes to the site
layout, thus, a new or revised conditional use permit is required. The overall use of the property
wi ll remain the same The primary changes proposed at this time is to reorient all but one of the
storage buildings to a north south orientation. As a result of this change the square footage of
the buildings to be constructed in Phase I would be 89,500 square feet instead of 63,000 square
feet. Outside storage of vehicles is still proposed in the interim until Phase II is completed.
As a result of the building reorientation, the solid masonry wall on the south side of the property
is no longer proposed. The view from that property line will be the end of the storage bays.
From an aesthetic standpoint, the original design was better, however we understand why the
applicant is proposing this plan. They are proposing additional landscaping along that property
line to help screen the facility.
Since we previously completed a detailed review of the original proposal we will not go into
great detail at this time. Reviewing the pl an s u bmitted, all development standards are met and
we see no other problems with the new layout providing extensive landscaping is completed as
proposed. The revised drainage plan is being reviewed by the Washington County Soil & Water
Conservation District. Thus, if the Town Board is comfortable with this new plan, it could be
approved subject to basically the same conditions attached to the original approval.
