This permit allows for construction of a self-storage facility with a live -in er man. g 's quarters as depicted on the submitted site plan, dated January 9, 1997. The development is p ermitted to take place in two (2) phases. Any change in use or expansion of the building shall require an amended permit. 3. All applicable provisions of the Baytown Township Zoning ordinance, as well as any more restrictive :r provisions of Washington County concerning this development shall be corn lied with unless waived by this permit. p 4. A septic system must be installed in accordance with a permit from Washington County. Snow cannot g Y be plowed or stored on the septic area. The septic area roust be protected and remain undisturbed during the construction process. 5. The Washington County Soil and water Conservation District must approve the radio and drain. Pp grading e g plans. Recommendations of the Soil and water Conservation District as outlined in their letter, dated April 10, 1997, must be followed. Erosion control barriers must be installed around limits of construction prior to the start of construction. 5. outside storage on the western half of Lots 8, 9 and 10 of Block 2 is allowed for up to 120 vehicles. Storage of any vehicle /units over 14 feet high is prohibited. No outside storage 1s allowed until phase g p one (1) of the storage buildings is completed. Design and location of all drives and parking areas shall comply with the submitted site p Ian and all buildings shall be located as per the submitted site plan, dated January 9, 1997. Landscaping must be completed in accordance with the landscape plan submitted & dated January 9 1997. 10. Units are to be used for storage only. Units are not to be used for retailing, auto repair, human habitation or any commercial activity. Storage of any flammable or hazardous material is prohibited. 11. All turfed areas on the parcel that have been disturbed or destroyed during the construction phase of this project shall be graded with topsoil, rough seeded, mulched and fertilized, or sodded. 12. All waste materials and refuse shall be stored inside a fenced or screened area, or inside a structure. 13. Design, locations and specifications of signs shall conform with the Washington County zoning Ordinance and are subject to the approval of the zoning Administrator. All signs shall require a sign permit to be issued by the Washington County zoning Administrator. 14. Any alterations of any of the submitted documents shall be reviewed and approved by the Washington County zoning Administrator ''end shall require an amended Certificate of Compliance. An amended Conditional Use Permit from Baytown Township would also be required. 15. The conditions of this permit shall apply to the land described and shall not in any way, except as herein noted, be affected by any subsequent sale, lease or other change from the current ownership. All three lots are to be combined into one parcel. Baytown. Township and Washington County must be notified of any change in ownership. 16. Non - compliance with the conditions and attachments of this permit shall be considered a violation of said permit and may result in revocation of said permit. 17. Construction shall begin within one (1) year after the issue date of this permit or the permit becomes void. 18. A $10,004.00 financial guarantee shall be retained by the zoning Administrator to insure compliance with the conditions of this permit. This financial guarantee will be released upon completion of all improvements in phase one (1) and completion of blacktopping of outside storage area and landscaping of the site. This permit is not valid until financial guarantee is posted. No grading or construction is to take place until the financial guarantee is posted. 19. All holding tanks on recreational vehicles stored on the site shall be drained and flushed prior to storage on the property. All units shall be in reasonable condition. These requirements must be incorporated into the lease agreement between management and their clients.
