Park Heights Planning review of oak Park Station and other Projects Dear Scott: I have had a chance to review your preliminary planning report relative to the p i ro " ects for oak Park Station, Routes and Motors, Stillwater Ford 01), and L ower St. Croix Mall. Relative to the p rojects involving the Lower St. Croix Mall, Stillwater Ford variance, Stillwater Ford off -site parking, routes and Motors, I concur with your reconunendations. As it affects the oak Park Station request for Prel=* ' lary Plat P.U.D. and related approvals, I would suggest a few other changes. l . Connection Fees. It should be noted that all connection fees will have to be paid for all lots relative to the area contained within the new plat pursuant to the Resolutions duly adopted by the City relative to the connection fees for water, storm sewer and sanitary severer. 2. Proposed. outlo I am st.Ul concerned. relative to the two pr opos ed outlots. It is not at all clear to me as to what the intent of the developer is in creating these outlots as opposed to simply creating them by easement and dedicating them to the City within the plat. As you know, the only other private drive within the City of oak Park Heights is at East Oaks Condomuu" urns, which has not been a good experience either for the property owners in that area or for the City.
