A revised site plan with Lot and parkin lot la revisions was received toda via fax: Site Lavou Locations:, 1. T he P ark-In g lot for the proposed bank has access off a proposed internal private, street. The th northerl drivewa is approximatel onl 50' born 51, 8 Street North. As discussed in our site plan review meetin we recommend the northerl drivewa be a minimum of 150" from 58 th Street North. However, this would result in onl one drivewa access for this comer lot. As such, at a minimum, the northerl drivewa should be moved as far south as possible (see attached sketch), possibl resultin in the loss of a few more parkin spaces. 2. Additionall the southerl drivewa openin is almost 60' wide. This is excessive and not necessarv. Traffic enterin this drivewa can be accommodated b a 24' wide drivewa like the northerl drivewa (see attached sketch for one possible reconfi Gradin c.-.r/D rain a cy- e: 3. The westerl portion (approximatel one third) of the site is proposed to drain to the private street to the west (then southerl down the private street). The easterl two thirds of the site is proposed to drain to the west to the existin State Hi 5 ditch. It appears storm water Z� kt) runoff from the parkin lot is supposed to sheet drain over the easterl curb and g utter to the ditch. Storm water runoff will be more concentrated at the north and south comers of the easterl curb and g utter, and as such., we would recommend catch basins with flared end outlets to the existin S.H. 5 ditch or curb cuts. Either scenario will re ade riprap placed at the outlet areas. The appropriate watershed district (Valle Branch) should be contacted b the developer/engineer for compliance with an re the ma have. Sanitary Sewer & Water Main: 5. Sanitar sewer and water services are proposed to tic into main lines proposed in the private street as part of Oak Park Station.
