4. The westerl portion (approximatel one third) of the site is proposed to drain to the private
street to the west (then southerl down the private street). The developer has indicated the
private street will most likel be constructed onl in front of the bank at this time. As such,
measures need to be taken to ensure storm water runoff can occur to the south and erosion
control measures also be in place until the street is extended.
5. The easterl two thirds of the site are proposed to drain to the west to the existin State
Hi 5 ditch. The proposed g rades indicate storm water runoff will concentrate at the
northeasterl comer of the parkin lot. We recommend that a catch basin be located at this
comer of the parkin lot with a flared end outlet to the existin S.H. 5 ditch, with ade
riprap placed at the outlet. MnDOT will need to be contacted re storm water outlets
in this area since the existin ditch is in their ri
Sanitar Sewer & Water Main:
6. Sanitar sewer and water services are proposed to tie into main lines proposed in the private
street as part of Oak Park Station. These main lines will need to be in place prior to, or
concurrentl with, the bank development. If the utilities are to be phased for Oak Park
Station (coinin from the north), we recommend the sanitar sewer be installed up to and
includin the proposed manhole south of the bank service and the water main be installed up
to and includin the proposed h south of the bank service.
