As of today, Mr. Ogren and I have negotiated a revision to the Super America
site plan which responds more effectively to the curb cut issue. While not
totally what had been hoped for, we have reached a compromise point which
appears to be within reason, at least as compared to initial plans submitted.
The curb cut on Omaha is to be located 90 feet from the paved portion of 60th
Street (the alignment with the Dairy Queen is 140 feet). From the plan which
is attached, an additional 8 to 12 feet will be added, the building will be
pushed back two to three feet and the handicapped parking will be resessed
further along the side of the building.
Other changes which have taken place are:
1. Expansion of the curb cut on 60th Street from 24 feet to 30 feet.
2. Parking to the rear has been reduced from 13 to 4 spaces.
3. The freestanding sign has been relocated from the northwest corner of
the property to the northeast corner at the intersection of Omaha and
60th.
Our only remaining concern is the placement of the freestanding sign.
Assuming the City Council finds the revised plans acceptable, the following
actions are required:
1. C.U.P. for motor fuel station use.
2. Variance for lot width of less than 150 feet.
3. Variance for reduced number of required parking spaces.

4. C.U.P. for two curb cuts exceeding 24 feet in width.
5. Variance for more than one curb cut per 125 feet of frontage (along
Omaha Avenue).
6. Variance for freestanding sign if placed less than 20 feet from any
lot line.
7. Variance for placement of canopy within front yard setback.
