Dear Paul:
The City has received your letter of request for zoning information related to the
gas station facility at the above address. The gas station facility is located within
our B-2 General Business District. Motor fuel stations are a conditional use
within this zoning district. A Certificate of Occupancy was issued for this property
on September 27, 1983.
In order to certify that the facility is in compliance with all current City ordinances,
a site plan review for the property would necessarily need to be conducted for
this site. An application for a site plan review may be obtained through the
Community Development Department of the City. Finally, the City of Oak Park
Heights does not participate in the National Flood Insurance Program.

Dear Mr. Butler:
The above-referenced property is a gasoline station. This letter serves as a request for your
office to produce a Zoning Letter for the property. Please address a fax copy of the letter to the
attention of Kurt Schrupp at(612) 661-8504 and a hard copy to him at: TCF National Bank,
Attention Kurt Schrupp, 001-01-D, Marquette Avenue, Minneapolis, MN 55402. Also, please
send a fax copy to my attention at(651)439-1051.
TCF requests that the zoning letter include: (1) information on the property's current zoning
classification and whether its use is conforming and/or permitted, (2) certification that all
approvals and permits necessary for the operation and use of the property have been obtained
and that all improvements on and use of the property comply with all applicable building, fire
and zoning regulations, (3) a description of any parking requirements that may apply, and (4) the
flood zone designation for the property.
Also,please advise if a certificate of Occupancy is available for the property and if so, could you
send a copy of the certificate to Kurt Schrupp.
Thank you for your prompt response to this request. I would like to have the letter sent as soon
