Re: Pizza Ranch—Plan Review

Dear Eric:
We have reviewed the site development plans received for Pizza Ranch, as submitted by I&S Group, dated
August 6, 2013. Following are our comments and/or recommendations.
Sheet No. C1.11—Existina Conditions
1. Existing storm sewer with a catch basin located at the driveway entrance is shown incorrectly and
needs to be verified and redrawn.The storm sewer is currently shown directing to a sanitary sewer
manhole, of which the sanitary sewer pipe is also shown incorrectly north of this manhole. See
attached chip sheet and record plans for existing sanitary sewer locations.
2. All easements shall be verified and shown for the private sanitary sewer and storm sewer running
across the proposed Pizza Ranch property.
3. The size of the existing sanitary sewer service from Americinn Motel and Suites shall be labeled.
4. Provide easement dimension labels.
Sheet No. C2.11—Site Plan
1. Provide rip rap detail.
2. Provide modular block retaining wall detail.
3. Provide storm water drainage calculations. Plans must be submitted and reviewed by Browns Creek
Watershed District.
4. Show and label all existing easements on the property.
Sheet No. C2.12—Site Utility Plan
1. Provide a note to notify the City when completing any utility installation work.
2. Wet tapping of the water main for the service will not be allowed. Install a sleeve and tee,and install
the service valve at the property line location. Coordinate water shut down with the City, and verify
Americinn can remain in service by utilizing the water main from the south of the property.
3. The connection shown of the proposed Pizza Ranch sanitary service into the existing private sanitary
service owned by Americinn will not be allowed. This service must be a separate connection into the
City sanitary sewer main located on the east side of the property.
4. Provide storm sewer details (type of pipe and structures, rim/invert elevations)for the three outlet
pipes from the infiltration basins.

5. Show and label all existing easements on the property.
6. Provide and label type of water main and sanitary sewer pipes.
Sheet No. C3.11—Grading Plan
1. Rip rap proposed at storm water outlets shall be extended to the normal water level of the Menards
pond to the east.Verify normal water level elevation (original design elevation NWL = 917.00).
2. Provide dry infiltration pond details and emergency overflow elevations(EOF's). Field verify the
ponds infiltrate within 48 hours.The pond slopes appear to be steep (-3:1)and will need to be
maintained following construction.
Sheet No. C4.12—SWPPP
1. Install silt fence along eastern property, east of the storm water outlets.
2. Verify all drainage arrows are shown properly in the right direction.
Sheet No. C5.11—Details
1. The bituminous trail which is removed by the driveway entrance shall be replaced to match the
existing bituminous and aggregate base depths.
2. The bituminous mix type shall be SPWEA240B.
Sheet No. C5.12—Details
1. Add a note to install either City approved products for truncated domes:
a. East Jordan Iron Works—Cast Iron Powder Coated—Black.
b. Neenah Foundary Company—Cast Iron Powder Coated —Black.
Sheet No. C6.11 —Lighting Plan.
1. Light fixture AA is shown as being installed within the sanitary sewer easement and the detail shows
a 6 foot deep base. Below are the following options:
a. Relocate light outside of sanitary easement.
b. Install light in easement and verify there are no impacts to the sewer.Televising of the
sanitary sewer line will be required after the light is installed to verify the sewer has not been
impacted. This light may be susceptible to removal at the owner cost during any future
maintenance to the sanitary sewer.
General Comments
1. As-built drawings need to be provided after work is complete, and must include utility information as
well as emergency overflow elevations and final grading plans.
2. A grease trap needs to be added to the plans and details shall be provided to the City.
