Parkin Lot Surfacin and Curbin in Kern Center

Please be advised that the Plannin Commission, at their Au 19, 1999 meetin voted
to retain the current lan in the Zonin Ordinance related to re complete
parkin lot surfacin and curbin in the Kern Center. Staff had recommended that no
exceptions be made for parkin lot surfacin but with limitations, exemptions could be
made for curb and g utter re for rear and interior side lot areas of existin and
proposed buildin sites. The Plannin Commission thou it was "important that the same
surfacin curb and g utter re appl throu the Cit and that no exemptions
should be made for the Kern Center.
Enclosed please find copies of the Certificate of Compliance for three developments within
the Kern Center when the area was a part of the Township. All three certificates include
conditions that re curbin around the parkin area.

T he Washington County Soil and Water Conservation District must approve the grading and drainage
plans. Recommendations of the Soil and Water Conservation District roust be followed. Erosion
control barriers must be installed around limits of construction prior to the start of constru on.
6. Outside storage on the westem half of Lots 8, 9 and 1 of Block 2 is allowed for up to 120 vehicles.
No storage of any vehicle /units stored shall be over 14 feet high is allowed. No outside storage is
allowed until phase one (1) of the storage buildings is completed. The outside storage area must be
blackcopped4
7. Design and location of all drives and paTking areas shall c omply with the submitted site plan, and all
buildings shall be located as per the submitted site plan, dated September 1 2, 1996.
A Curbing shall surround the parking area. Each parking spare shall be striped, and handicapped parking
must be provided in accordance Mth. AZ].A requirements,
