The steady growth of Jerry's Auto Detail is prompting us to add space to our building. In order
for this project to go, we must keep our costs to a minimum. The additional cost of removing
the existing siding and roof and installing wood siding and shingles on the entire building
would be a hardship. The intent of the remodeling would be to enclose the area between the
two existing buildings with siding and roof that match the existing buidling. We feel the over-all
look of the property will be more eye-pleasing with one (I) building, instead of the present
building arrangement. The architect and builder's bid is possible. If we have to re-do the
entire building, the project is questionable and we really need the extra room and the exposure
with the raising of the sign to stay competitive.

PURPOSE
The purpose of this document is to obtain a variance to:
• ENHANCE BUILDING STRUCTURE
• ADD EQUIPMENT FOR EXPANSION
• CREATE AN IMAGE THAT WILL ESTABLISH JERRY'S AUTO DETAIL
AS A COMPETIVE ENTITY IN THE ST. CROIX VALLEY AREA
• RAISE SIGN - TO MAKE SIGN EQUALLY AS VISABLE AS
NEIGHBOR'S SIGNS
SITUATION
Jerry's Auto Detail, Inc. has been in business in the St. Croix Valley for more
than 20 years. Jerry's is financially solid and has shown a steady growth.
Jerry's Auto Detail is committed to provide high-quality body, paint and frame
services at a fair price. Personal service and an unsurpassed customer
satisfaction will not be sacrificed in order to be a high-output shop. We value
referrals from satisfied customers and view this as our cornerstone to stability
and growth. We enjoy working with family members, neighbors and business
associates of long-term customers.
The other body shops in Stillwater have filled their own niches. We have healthy
competition but primarily stay with our respective missions. Schoonover's of St.
Paul will be opening a shop in Stillwater in late 1995 and has an identical niche
as Jerry's. We are determined to maintain our current growth but feel some
improvements are necessary. The proposed changes were scheduled in our
long-term goals and we would like to move the timetable up to yet this year.
COMPETITION/MARKET CONDITION
Current competition in the valley includes:
Gannon's Auto Body--has been in the Stillwater marketplace for as many years
as Jerry's. Gannon's has filled a custom paint niche and is well-known as a
painter of custom vehicles. Gannon's is a high-cost, high-quality, low output
shop. This shop is equally well-known throughout the Twin Cities. Gannon's is
not a direct competitor of Jerry's Auto Body.
Abra Auto Body and Glass is a relative newcomer to Stillwater. A local branch
of a large franchise, Abra fills a low-cost, high-output paint and body work
niche. They work with the local dealerships to do warranty work on new cars.
With the addition of glass services, Abra has strong ties to insurance
companies. Abra's arrival in Stillwater had virtually no affect on the profitability
of Jerry's.
