Dear Lisa:
Business Operations situated within the BW, Business Warehouse District zone are permitted open and
outdoor storage as an accessory to primary business operations as allowed in the Ordinance language
under B-2, General Business District zone. Such accessory uses are permitted by conditional use permit,
as per City Ordinance 401.30.E.5.
Additionally,vehicle parking is to be for employee and customer parking only. At no time shall any
(operable)vehicle be parked for a continuous period of time longer than 24 hours in any privately
owned parking lot or area,except that for good cause shown as per City Ordinance 1116.02.B. All
vehicles or similar equipment situated within the exterior parking areas, legally required to be licensed,
shall display current licensure (tabs)and be in good operating condition.
Per City Ordinances 1301.01 and 1301.5 vehicles being serviced or considered non-operable, partially
dismantled or junked and/or being used for parts may not remain on the site for more than 72 hours
unless they are within an enclosed building.
Presently there are a number for company vehicles parked to the rear of the business operation that
have not moved for some time and are clearly not in good operating condition.
Additionally,there is a vehicle that has been parked for a length of time that may or may not belong to
someone associated with your business operation. It is a red, passenger vehicle that has been parked to
the front lot near Memorial.

This letter serves as the City's direction that Hoffman Refrigeration and Heating take the necessary steps
to:
1. Remove, relocate, repair,etc. all motor vehicles associated with Hoffman's business operations
or its associates so that they comply with City Ordinance regulation as noted above.
2. Remove/relocate off site or to an interior storage area,all other outside stored items,
equipment and vehicles not legally licensed or in good operating condition.
Such steps to address compliance shall be taken and compliance met prior to December 31,2013. A site
visit shall be made after that time to verify compliance has been made.
