Subject: Sigstad Carpets
I spoke with our Traffic Engineer (Shelly Johnson) about the proposed
northerly driveway location for Sigstad Carpets. He confirmed my original
recommendation that this driveway should be 150' away from both Street
North.
However, if this is the only way to make this site work (for truck
deliveries) without reorienting the buildings and parking areas, we have two
options below in preferred order:
1. Allow delivery trucks to enter and exit the southerly driveway only,
and move the northerly driveway to 150' off 60th Street North (reconfigure
parking area). This could be accomplished by eliminating or reducing the
size of the pond in the southeast corner of the site (incorporate into the
CBD larger regional pond concepts) and creating a truck turn - around
( "hammerhead ") area in its place.
2. Keep the site layout as is (move the northerly driveway as far south
as the developer /engineer determines will work, if at all), but know that
there will be times when truck traffic (particularly semi trailers) will be
entering this driveway and blocking traffic on the Side Street, and possibly
60th Street North to some degree. Also, only two (maybe three) cars will be
able to be queued north -bound on the Side Street at 60th Street North before
the northerly driveway is blocked. This could be mitigated by signing and
striping the Side Street to "Keep Driveway Clear .. ......
One last thought is to consider where driveways will be located (or should
be allowed to be located) for the parcels south of this one, or more
importantly, on the west side of the side street across from this one. Let
