The City will be charged 1 SAC Unit for this project, as determined below. The Council understands this building has speculative retail. SAC Units Charges: Office 1866 sq. ft. @ 2400 sq. ft. /SAC 0.78 Retail (Speculative) 4361 sq. ft. @ 3000 sq. ft. /SAC 1.45 Total Charge: 2.23 or 2.00 Credits: Future Demolition(1965): 13999 60th St N 3300 sq. ft. x 80% usable space @ 3000 sq. ft. /SAC 0.88 min 1.00 Net Charge: 1.00 At the time finishing permits are issued, if the use changes from its speculative use to different use, the SAC assignment needs to be reviewed for a new determination based on that change. Please be aware that the demolition credit is being taken ahead of the actual building demolition and no other credit will be available. All demolitions must be reported within one month of the end of the calendar year during which the demolition permit was issued, in order for the prior use to be eligible for any credit on the property. The demolition must be properly reported on the MCES SAC-D Demolition Declaration Form. At the time of the actual building demolition note on your SAC-D form that the credit has already been applied to a new use. The business information was provided to MCES by the applicant at this time. It is also the City's responsibility to substantiate the business use and size at the time of the final inspection.
