Variance: Parking Setback Requirements
Dear Ms. Parrott:
I am writing in response to your request regarding the status of the above-reference project,
which was approved by the Oak Park Heights City Council on October 23,2001.
On November 29, 2001 I addressed a letter to the dealership manager regarding the installation
of light fixtures that were in violation of the City's Lighting Ordinance and requested that the
fixtures be replaced to.comply with code requirements: I also stated that no permits would be
issued to the dealership until such time this request was complied with and verified. To date,
all but one of the fixtures noted has been corrected. Remaining to be addressed is one wall
pack sign that needs a shield in order to comply:with ordinance requirements.
Upon staff review of the final plan submitted by Goldridge Group on November 16, 2001, for
the auto lot,several issues were raised. Accordingly, a letter was sent to,Goldridge Group on
January 14, 2002 regarding the need for revised plans to be submitted prior to me issuing a
permit for the project.
Please submit two sets of revised plans, both with original signatures (not copied), which
incorporate the following:
Page 1 - Site Plan:
1. Show construction entrance.
Page 2 Site and Grading Plan: .
1. Parking stalls, access route and drive aisles.
2. Show rip rap areas.
3. Show emergency overflow at northeast end of pond.
Page 3 Detail Sheet:
1. Add rip rap outlet (see enclosure).
2. Add_rock construction entrance (see enclosure).
3. Add heavy duty silt fence detail (see enclosure).

> Page 4- Landscape Plan:
1. Note tree protection fencing at perimeter of construction zone.
Additionally, letters from affected watershed management organizations approving drainage
plans must be submitted to my attention.
Finally, all debris at the north and east ends of the project site must be cleaned up and
removed: -
I am not permitted to issue the permit for the auto lot at this Routson Motors until such time all
of the above has been received and the shield on the wall pack lighting placed and verified.
