We have received your letter of request for zoning and building information for
the properties identified as Routson Motors.
The Routson Motors property is located in the City of Oak Park Heights and is
located in our B-2 zoning district, which is our general commercial zoning
designation. I have enclosed a copy of the B-2 zoning district for your review. I
have also enclosed a copy of the General Provisions for building construction in
the City, section 401.15.
Copies of City files, ordinances and regulations are available for viewing at City
Hall and are available to you for your review if you desire. You are welcome to
review these files at any time during the business day.

• If the buildings are not in conformance with the city zoning, are they legal non-conforming
uses?
• A list of any outstanding code violations,pending open permits, list of complaints, or a letter
stating that no outstanding violations, open permits, or list of complaints are pending or are
on file with your department. (If preferable,you may complete the following page and return
to us via facsimile or mail.)
• FEMA flood plain zoning designation with description
• Any pending improvements to drainage, paving or sewers located near the above-referenced
property.
• Certificate of Occupancy and/or shell building permits
